How to calculate it yourself

Total cost ≈ (squares × installed rate) + tear-off + repairs. Installed rate per square: asphalt $400-700, architectural premium $500-850, metal $850-1,400, tile $1,200-2,000. Tear-off: $100-200/square. Deck repair (if found after tear-off): $40-80/sheet of replacement plywood.

Common scenarios

Mid-range asphalt replacement (most common)

A 1,800 ft² ranch with a 6/12 pitch and one existing layer to tear off: $9,000-12,500 turnkey. Includes architectural shingles, synthetic underlayment, ice & water shield at eaves, drip edge, and ridge vent. Standard 25-year manufacturer warranty.

Metal upgrade

Same 1,800 ft² home in standing-seam metal: $14,000-22,000. Lasts 50+ years, lighter on the structure, energy-efficient. Pays back over the life of the home if you stay 15+ years.

Insurance claim (storm/hail)

After hail damage, insurance typically covers replacement minus deductible. The contractor bills insurance directly. Average homeowner out-of-pocket: $1,000-2,500 (deductible). Replacement is full code-compliant, including any required upgrades (ice & water shield, drip edge) that older roofs may have skipped.
