How to use this calculator
- Measure the footprint. Length × width of the building you're re-roofing. For complex roofs (gables, dormers), measure each section separately and sum.
- Enter the pitch. Pitch determines actual roof area (footprint × pitch multiplier). 6/12 = 1.118x, 8/12 = 1.202x, 12/12 = 1.414x.
- Pick a material price band. 3-tab asphalt: $400–$550/sq, architectural: $500–$700, premium: $700–$900. Standing-seam metal: $1,000–$1,400. Tile: $900–$1,800. Slate: $1,800–$3,500.
- Add tear-off + permit. Tear-off adds $100–$200/sq. Permits run $200–$800 depending on jurisdiction. Some quotes include both; ask.

Worked example
A 30 × 50 ft house with a 6/12 pitch: footprint 1,500 ft² × 1.118 multiplier = 1,677 ft² of roof = 16.77 squares. Architectural shingles at $600/sq installed = $10,062. Add $1,800 tear-off + $400 permit = $12,262 turnkey.

Tips for accurate results
- Pitch matters more than you think: a 12/12 roof has 41% more area than a 4/12 roof of the same footprint.
- Always get 3 quotes — roofing has 30–50% spread between bidders. Avoid the lowest unless you can verify their warranty.

When to consult a pro
Roofing is one of the trades where DIY savings rarely justify the risk. Falls from 6/12+ pitches are the most common cause of contractor injuries, and warranty coverage typically requires a licensed installer. For sheds, garages, and any single-story 4/12-or-flatter outbuilding, DIY is workable with proper safety gear. Anything else: get 3 quotes from manufacturer-certified installers.
